Minimum loan amount: €40,000 - making minimum Purchase Price of €54,000.

Maximum loan amount: €200,000.

Up to 90% LTV on residential property.

Fixed Interest Rates in Euros only: 1 year fix - 6.40%, 3 year fix - 6.70%, 5 year fix - 6.90% 

 

Fixed interest rates in Sterling only: 1 year fix - 7.90%, 3 year fix - 8.20%, 5 year fix 8.50%

Repayment terms ONLY (no Interest only available) of 5 to 20 years.

Minimum age 24 upon application to Maximum age 75 upon completion..

Property must be completed within 8 months of a full mortgage application.

Staged payment funding available?

No, mortgage funds will not be released until the construction of the Turkish property is fully completed and legal registration of the Turkish property has taken place.

Re-Mortgages?

No, we cannot assist if the Turkish residential property already has a mortgage on it.

Equity Release Mortgage (from existing Turkish Residential property)?

Yes, but ONLY if the property is 'mortgage-free'.

Residential mortgages only - no commercial mortgages available.

Affordability:-  60% of NET monthly income - less existing monthly commitments (if clients also have existing 'buy to let' properties, then the rental income received from these, must cover a minimum of 120% of the monthly mortgage amount due).

Incomes NOT considered: Incapacity or Disability benefits, Maintenance/Alimony or existing Rental Income.

Incomes considered: All employed salary (payslips, Bank statements and P60 will be required for employed applicants) & self-employed incomes only (a minimum of 3 years audited accounts)

Maximum number of applicants: 2 -married couples can only apply in their joint names.

Life Insurance is compulsory and MUST be assigned to the mortgage.

Mortgage in Turkey

Mortgages are now available for non nationals in Turkish banks. Should you need to organise payment via mortgage in Turkey,our agents will guide you through the whole process. Below, we have answered some frequetly asked questions regarding the processes.

What sort of documents are required from foreigners wishing to get a turkish mortgage from a turkish bank?

Social security record. Payslips for last three months. Passport and a tax number.(Obtained in Didim)

What is the procedure in a mortgage application?

When a person makes an application by presenting the necessary documents, the request is put on hold until the necessary permission is obtained. (normal army check) The loan is then processed for up to 50% of the value.

What is the interest rate?

0.60% for USD and 0.70% for EURO


What are the loan periods?

1-20 years


The ratio of sales of off plan properties is the same as that of finished properties. Are mortgages available to finance off plan properties?


No. Mortgages are given providing there are no obstacle to the title deeds. If a property is not built yet, it will not obviously have its title deeds.

Your mortgage will be applied for by you, in person, to the bank in Turkey.
